How the hotel room performance metrics calculator works
Available room nights equal the constant available-room count times period days. Occupancy is sold room nights divided by available room nights. Sold nights cannot exceed availability in this bounded definition.
ADR is matching room revenue divided by sold room nights. RevPAR is matching room revenue divided by available room nights. Money ratios round half-up to cents; zero denominator metrics are unavailable. Positive stayed-room revenue with zero sold nights is rejected.
These are room-revenue metrics, not hotel profit or total-revenue measures. Apply a consistent policy for complimentary stays, taxes, out-of-service rooms and variable inventory before entry. A changing inventory needs a period-weighted availability input outside this constant-room model.
Worked example
40 rooms over 30 days provide 1,200 available room nights. Selling 960 gives 80% occupancy. Revenue of $115,200 gives $120 ADR and $96 RevPAR. With the same rooms and nights but $120,000 revenue, RevPAR is $100.
